Fire Door Maintenance and Remedial Works
Fire doors need to remain in good working order to perform properly. MJC carries out maintenance and remedial works to address defects, wear, damage and failed inspection items across Plymouth, Devon, Cornwall, Exeter and the wider South West.
Common Fire Door Defects We Address
Fire doors can fail to perform correctly for a range of reasons, including:
- Worn or damaged seals
- Incorrect or faulty door closers
- Worn or damaged hinges
- Failing, unsuitable or non-compliant locks and ironmongery
- Glazing issues with fire-rated glass
- Frame damage or misalignment
- Gaps outside tolerance (too large or too small)
- Damaged or split door leaves
These are the types of defects commonly identified during a fire door inspection or survey. If you already have a report, we can work from it provided it is detailed enough and has been carried out by a competent person. If you do not have a suitable report, we can carry out a survey to identify what needs to be done to maintain or bring your door back to compliance. In some cases, remediation may not be possible and replacement may be required, depending on the condition of the door and the findings of the survey. Any work recommended or carried out will be within the scope of our BM TRADA accreditation.

FAQs
Maintenance fixes specific issues seals, closers, frame damage without replacing the door. If it’s too damaged to repair safely, we’ll say so.
A survey is not always required. We can work from an existing survey or Fire Risk Assessment if it is detailed enough and has been completed by a competent person. If the FRA or report does not provide sufficient detail, we recommend having a survey carried out by a competent third party or by us.
Because fire doors have multiple critical elements, a detailed survey is essential to understand what actually needs to be done, and it provides the Responsible Person with a clear audit trail for their statutory duties.
A detailed survey also ensures that any recommended works are clearly defined, evidence-based and fall within the scope of accreditation rather than relying on assumptions. Fire doors contain numerous interdependent components, and small variations in gaps, hardware type, installation method or product compatibility can significantly affect what work is appropriate, which is why a competent survey provides a clearer basis for decision-making.
Depends on the parts needed. We’ll confirm a timeframe once we’ve assessed the job.
Yes. Every remedial job includes photographic evidence and a clear record of the work carried out, so you can close out the action on your FRA or survey. These records also provide the Responsible Person with a reliable audit trail showing that the identified defect has been addressed. All work recorded will fall within the scope of our BM TRADA accreditation, ensuring that evidence reflects actions permitted under the accredited scheme. Where the scheme requires labels, they are applied in the correct location and documented as part of the accredited process. Labels can only be applied when the door meets the criteria of the accredited scheme. If additional compliance issues are identified during the work, it is the Responsible Person’s duty to instruct for their remediation before the door can meet the scheme requirements.
